@Maurice MugaboI use rentometer and then check with my property manager. From that experience I've found Rentometer to be pretty accurate and since it gives a range I focus on the lower numbers to be conservative.

Glad to be of some encouragement! Stone Mountain is indeed a beautiful area and what is most familiar to me and I have a couple of properties there although I am currently quite a distance as I'm working in Japan. I hope you find your niche and great success in Real Estate investing.

I read your profile and think you have an idea of what could be a profitable niche since you notice a shortage in "smaller rental homes that are updated and available for rent at a reasonable price." Perhaps you can focus on researching whether there is reasonable demand for such home and start by acquiring one such house, updating it and placing it on the rental market.

@Jon S.The fact that you area here asking this question suggests that you are on the right track instead of throwing caution to the wind and over-leveraging yourself. Consider the different exit strategies for your current holdings, take your time to grow and keep asking and learning.

Congratulations on beginning your journey! Asking questions is a great start. @Alan Brownmentioned his missed opportunity because of a bad experience. Remember what he's shared and don’t be discouraged by the initial obstacles. Ideally you would find a way to gain control of a property where you could house hack. This would be a great seed for your growth. You would begin to learn landlording, maintenance and perhaps manage to live for free or close to it which would provide you with needed capital.

Perhaps not a bank but an owner could provide you with the opportunity by financing a home you could share with other students and when you graduate lease your space to yet another. Read up on house hacking and creative financing such as what’s found in Bandon Turners famous book on investing in Real Estate with no or low money down.
