@Ram Srinivasan I'm sorry to hear you had such a bad experience with this property. I tell my children and myself "Every experience is a good experience, those that don't feel like it at the time." It's hard to live by this but I guess it goes right along with "If it doesn't kill you, it makes you stronger." (I had to Google who said it: Friedrich Nietzsche.)          Please don't let this experience kill you as an investor! I know a loss of $18K+ is hard to recover from and the emotional wounds are real and also hard to mend. But think of all the lessons you have learned through this bad experience! It can serve as great education. Think of the money not as a loss but an investment in your education. Turn it into a good thing by applying what you've learnt. You are now much wiser and will be much sharper in your execution of the next deal. 

Good for you on sharing the names of the PM and the Realtor. That will help somebody avoid using them and being taken advantage of by them. Don't let the lessons learned go to waste.

I hope to hear about your plans for the next deal. Do approach it slowly, with the great caution, consult BP members on your ideas, if you are able to find someone to JV with, it may be a good thing. Take your time to regroup but Just don't let this stop you. Maybe a market where you can find strong BP support on the ground would be good. Network and if at all possible visit. Take time but don't stop.

Best wishes on your future endeavors an much success as an investor, even if you do it from a distance!

@Daniel Ryu Thank you for the link to your article. I can't wait to read it and share it. All who attended the small joint meetup last month invest in the US. I am hoping to grow our local group in Yokosuka and this type of resource will be very helpful because having a roadmap from someone who has traveled the way we want to go is always helpful because it makes what seems impossible more real and attainable. I'm sharing it with the Yokosuka group and suggesting we have a discussion on it when we meet.

We are in our infancy stage, so no, we have not yet thrown our meetup on Meetup.com

Just got this link that was shared by the organizer of a meetup in Seoul. @Daniel Ryu.  They have been going for a while and have strong participation.

"I just wrote a +3,000 word blog post on Investing from Out of Country. Feel free to share with your membership if you think it might be helpful."

I have'nt read it but if we meet this week it may be good to have read it and discuss it.

Let's wait to hear from @Leo A.. I'm leaning towards keeping it consistent and go with Thursday night. Maybe 5:30 or 6:00. Someone suggested consistency in the form of setting the date for a specific week, so how about the second Thursday of the month. Don't know if it will work out, but we can try.

So tentatively I'm penciling Thursday, October 8th as our next Yokosuka meeting date. If that works for those attending we now just need to know the best time. Of course if this is not a good day, do say so and we can certainly consider another. 

I would like to do a bit of a book swap. I have Brandon Turner's book on No and Low Money investing I can bring.

That makes two of us for the meetup. Now let's hope we get some participation on this thread to determine best day and time for people to be able to come. Week night, weekend? 5:00 pm, 6:00 pm, 7:00 pm?

What say you @Leo A.? @Danny Hubbard Please share the word with others who may be interested and let me know what works best for you in terms of day and time.

After a great evening of talking and networking with fellow investors this month, I am eager to once again have the opportunity to get together with people in the area. The September meetup was a joint Tokyo/Yokosuka group. We intend on having a separate meetup this month in our respective areas and hopefully come together mid way again in November.

If you are interested, please reply to this post. The meetup will be very informal and open to all who are interested regardless of experience or lack there of. Willingness to talk real estate gets you in the door.

Hope to see lots of you here wanting to get together!

I purchased a property through Hubzu in June. I guess I was fortunate that the process went smoothly, but I'm reading a lot of troublesome posts about them.

Does anyone know a plumber in DeKalb I can contact for signing off on the Certificate of Compliance?

My regular plumber is not certified for that.

Our meetup was small but not only great fun but quite informative. Thank you @Matthew Pinkstonfor suggesting the venue and ordering the delicious food. I look forward to meeting with the Yokosuka folks in October and hopefully have another joint meeting in November with the Tokyo people.
