@Tom Ott I'm thinking of trying different investments to learn how different they are. I do have buy and hold with my non-retirement fund but want to try notes, private lending in SD-IRA.

Thanks @Adam Adams & @Gail Greenberg, I'll also send colleague request. Looks like it starts with who I partner with to find the notes. I still need to learn more about what type of partnership that note investors usually do. Do I as an inexperience party partner/get mentor by more experience folks, and perhaps I'd put down more money or the mentor gets larger split? Or is there a "turnkey" notes servicer that guide me along the way, I'd buy notes via this middleman and probably by markup?

Hello Notes forum, I'm new to notes and want to get in starting with performing notes purchase, with the goal of being able to handle non-performing in the near future.
My question is for someone who's just starting passive investment with performing notes, what happens if the note become non-performing? There's a chance it could happen right? Do I need to start learning how to deal with it, talking to attorney, etc… or would note servicing company take care of trying to get the note re-perform?

Hi, I'm new to RE investing and would love to hear opinions on commercial buildings. I'm in SF Bay Area and I've seen new constructions popping up all over the place over the past couple of years - office buildings, condos, a lot of repurpose land from industrial to huge buildings.
Do you see this change on new constructions in your area? What do you think of it? Is it time to invest or wait and see? Do you anticipate any fundamental changes that will affect commercial market in the near future?

Thanks everyone. @J. Martin I'd love to hear your thoughts on this topic. You run furnished rentals right? Are they short-term less than 30 days-type or longer terms? Do you provide anything out of ordinary for your renters?
