Welcome Christopher.  Lots of local members here.  There is a Meetup next Wednesday in Columbia that a lot of local investors that work the Baltimore/DC/NoVA market go to -

check out http://www.meetup.com/BWIMeetup

Lots of BP members attend this one.  It's my favorite.

This is a SouthernMD REIA as well, as well as MAREIA (Owings Mills), The Real Deal (check that out on meetup.com - in Arbutus), Baltimore REIA. Google any of these for more info.

Thanks @Account Closed for chatting the other day.  Definitely helped verify some thoughts on the area.  I can find better asking up the road in Baltimore for essentially the same situation.

Carla - welccome!

Check out the Baltimore REIA (Towson/Timonium) and the MAREIA in Owings Mills. There's also Meetups - The Real Deal (Arbutus) and Baltimore/Washington Investors (go to Meetup.com and find them there). Looking forward to asking you questions about Section 8 when I finally get my rental in B'more, lol.

Is this what is considered "wholetailing?"   Do you use your own cash to close or do you use private money, etc.?

@Boomer Creed

looking forward to reading responses to this thread. This question obviously comes up a LOT. I'm sitting for the exam shortly and still questioning if I will hang my license should I pass . . . glad I have a year to consider and explore it. There seems, to me, to be a very fine line with wholesaling if you are a licensed agent because probably 99% of the time you could "throw it" up on the MLS and sell it for more than you would put it under contract for for the seller - and as an agent your fiduciary (sp?) duty is to get the most for your seller. You may be acting as a principal but if someone ends up feeling wronged and wants to sue, as an agent you have knowledge by definition of your job that the "average joe seller" does not have and I can see courts using that against you, right or wrong.

I think it needs to be very clearly defined, discussed, and disclosed with your broker exactly how these type of transactions are to be documented/

If they meet the 2% rule, I'm interested.

I know investors in Baltimore that LOVE Allure.  I've walked their properties and it looks great . When I do my first rehab I plan to use it, and hopefully they'll be running the 99 cent per sq ft sale then too, lol.
