what do people use for background checks on prospective tenants 

I buy single family homes, I have two in Shirley and one in Mastic.  I grew up in center moriches so I know the area pretty well.   There are def bad areas in these towns,  and also areas that require flood insurance which will eat up your cash flow.  The prices have become alot more competitive, it took me since May to find and close on this deal.   There are good parts of the neighborhoods and the taxes are low so with some patience I've found three basically turn key very good cash flowing properties.  If you had more questions you could message me. 

I just closed on my 3rd buy and hold property since Aug 2016 in eastern long island.  They are long distance; however the houses are located where I grew up so I have people I trust to help.  The 1st two have been rented out with no major problems, and I'm hoping to have this one rented very soon.   

Thanks for the input.  Im in the middle of buying my 3rd rental property on long island.  The 1st one I bought has had significant appreciation.  I've been just saving the cash flow and my own cash for next downpayment.  I figured I could use the Heloc, which would give me another cash flowing rental to pay off the Heloc quicker than saving up down payment.  Then reuse the heloc again for another downpayment and repeat.

Has anyone had success using Heloc for a downpayment on another investment property?

Are the any local real estate meet ups in the Miami area?

I've had luck in shirley/mastic area.  I have one in shirley and one in mastic.  I have a friend that knows the area very well cause there are bad and good areas, and also need to avoid the flood zones.  The are houses under 200k, with taxes just below 6k.  They rent out for between 2100-2400 depending on 3 or 4 bedroom.

Really?  I've looked in Nassau a little but taxes seemed higher and houses were run down.  What towns do you reccomend?  I'm not too familiar with nassua.

I'm currently looking for my next rental property in Suffolk County NY.  It has been 3 months and it has been very difficult to find any good properties.  If there is a good one it's seems to get taken prior to being able to get an appointment to look at the house.   Is anyone experiencing the same problem now?

Thanks for the input.  I have two long distance rentals was just looking for an easier way to get the rent then thru the mail.
