I just read your post. It sounds like you have had a great run thus far. There are many people I have been talking to and thinking the same thing. They are quite sick of dealing with tenants. Makes me wonder what I am planning on getting myself into.
Some options that you have are:
1) Sell the properties
2) Refine your leases and create a system for tenants to "bother" others
3) Hire a management company
Either way I would love to hear more about your experiences and properties!
If you are looking for something in between perhaps wholesaling or lending may be an option for you. You are still involved but not doing the work...just a thought.

I figured I would have to deal directly with the owner. I also found out the owner was given the home from his parents years ago and he borrowed against his house. At the time he took ownership the house was paid off. He has defaulted on these loans...now it is a matter of finding out how many loans and liens he actually has on this property.
Is it possible that banks lease back to home owners. He mentioned the bank was allowing him to lease the house back to himself.

@Robert Rein Thanks for the reply. Wow that is interesting. I believe if someone is behind on their payments anyone can come in and purchase the property still. They would just have to make sure the purchase price satisfies the delinquency I would assume. I just need to know how to go about someone that is behind on their payments and needs out.
