This is random as hell, but an order error on VistaPrint sent 1750 postcards to Robbinsville, NC. They refunded the entire cost with no hassle (go Vista Print!) but the letters still hit home, and Robbinsville is calling. Apparently there are about 20 times as many motivated sellers over there than here in AsheVegas. 

So if anyone wants the leads let me know- if one scores and you want to send me a small referral fee that's great- but no sense letting them go to waste. Just send me your contact info and I'll refer the calls to you. Today's call was 25 flat acres with two rentable mobiles bordering NF land for $105k.

You're welcome to give me a call- I just did a refinance and have some cash, and have done ten rehab/rentals in the past 18 months. My primary interest would be in ownership of a slice of the operation, if there's something subdivisable there- other options are possible but I can't think of how we'd arrange it to provide you a good service and me good protection, and be worth the process. Open to ideas though.

See if you can talk Allen Shumaker into doing one for us. He's been running The Pines for 17 years now, and seems to take the process of maximizing return and organizing his operation quite seriously. He gave my partner and I an excellent start for our first vacay rental. I'd be stoked to come see him speak at a CREIA meeting.

They prefer to loan to LLCs, but they look at your personal financials, cash flow, credit, etc. I'm not sure where they draw the lines, but they're more optimistic than regular mortgage loans as far as credit score and number of financed properties. They are fans of solid income. 

And Stephanie Potter is right to use the word "endure". It's been an unbelievably slow and difficult process to get anyone to actually come up with money- 2-3 months  :(

 I know a few promising lenders in Asheville- 

Dawn Morton at Firstbank, 

Becky Girard at Hometrust,

Mike Morgan at United Federal, 

and Tina Ketterer at Trupoint.

All are overworked and extremely slow as a result, but all offer portfolio loans at around 5.5%.

Asheville Savings Bank is good, but very limited and inflexible when dealing with investors

Avoid Steve Jennings at Carolina Alliance

     I've got an amazing crew of contractors in the Asheville area, and have been keeping them super busy for the past six months straight. We're finally finishing up some major projects and on pause for a bit, so I have some great carpenters, plumbers, electricians, etc who are available to work. Send your contact info if you need some help with a project and I'll get you in touch with them directly.

I'm all ears as well- I'm having some really bad luck with fickle lenders throwing last-minute monkey wrenches in my plans here in AVL.

John Miller at 68 Market Street is the best lawyer I've found in town. He's great.  

I use Brandon Smith in Greenville, SC for my accounting- he specializes in REI and is pleasantly helpful and responsive. He has many NC clients and is quite familiar with NC law.

BP's wacky forum won't let me post their contact info though  :(
