I need your help! I found an awesome deal for my first investment and need some advice! So, about the property. 3b 1.5Ba in dayton ohio for 35k. Zillow and core logic appraisal is 55k and comps are in the same ballpark. I wanted to buy it for a buy and hold investment. There are currently tenets in it and wish to stay once it is sold. It will cash for for at least 200 per month maybe more if I can raise their rent (there at 600 now and is 100 too low for the area) 

The problem, my credit. Long story short it stinks 590-630 and I am not sure If I can get approved. It will be over 650 in a few months but the seller needs to sell quick! My wife's is good but her income is weak because its a lot of cash.

Question 1) Do you know of any leaders who will work with such low score and only 35k loan?

Question 2) If I can not get approved what are my options? Hard money? Partner for a quick flip? Suggestions Please!! Thanks everyone!!

Yes, Brandon. I am interested in buy and hold but I also am not afraid of flipping the right property if it comes by. I am not looking to be in real estate to get rich quick, I am in it for the long shot. I will not mind only making 100-200 per month on a single family because when I buy I am buying for the future! Thanks for the reply!

Yes Brent, I know I need to pull the trigger soon. Its not that I'm am indecisive I just really want to have a good foundation to build upon. If I where to jump in and get burned right off the bat I feel as if I would have a hard time getting back up and trying again. I need a few little wins before I can take a hit monetarily so it doesn't mentally freak me out. Knowledge is power and knowing people is very important, that is why I am reading a ton and trying to attend networking events. I'll pull the trigger soon and biggerpockets will be the first to hear about it!

Thank you for the input! I pulled the trigger on "hold" for an audio book and will probably do the bigger pockets package! I will also be looking into the book by frank! Thanks again!

Good afternoon! I have just finished up with "rich dad poor dad", and prior to that I read "Investing with low and no money down" so my question is, WHAT NEXT!?

I am in the air on two, either "HOLD" or the other biggerpockets book "The book on rental property investing" and guidance would be helpful! Thanks!

I have been trying to make it to these events every month! I can make it to this event however I cant be there until 7:15. Do you think it will be worth me coming? Im not sure how long you go until or if me walking in an hour late will interrupt anything?? Just let me know what you think! Thanks!

So I have seen this meme going around Facebook for sometime and I have tried researching myself but can not come up with anything solid. So BP is there any merit in this or is this another misleading Facebook post?

I will always carry! Done right, with the right training no would ever know. I carry if im going to million dollar houses or 5k dollar house. The neighborhood is not a determination if I carry or not. I want to be in control of my life in every aspect, I carry insurance for my finances and a gun for my life.
