You can still find some off-market BRRRs in Tacoma but for the most part that market is picked over. For STR's I'd look along Route 2 - prices are skyrocketing, but I have one in Monroe that does right by me.

Figured I'd update everyone: We filed the counter suit for no other reason than to have something to "give up" in mediation....but it didnt matter she brought her full crazy and after 3 hours wouldn't accept our cash offer to move on and be done with it all. She insisted we take it to court. Unfortunately, she'll lose in court - which means her voucher will be lost and she'll have a landlord/tenant suit on her name - preventing her from renting from anyone who runs those background checks. It's a really crappy situation no matter how you slice it.

Risky - but if you can qualify, what about a 0% interest (for 1 year) Credit Card? If you do the rehab and can refi before the term is up, you could pull it off. Also depending on what you need done - I have a pretty good rehab crew in Tacoma if you'd like some names. Congrats on the new purchase.

Literally just filed my first refund/reimbursement request (in 5 years) after a coke/vodka bender...we'll see how AirBandB handles it. Much like Ken mentioned above - they didn't even try and hide it. I got photos and everything, but AirBandB are dragging their feet. So far I'm super unimpressed.

My place is niche...off-grid cabin, wood stove and we dont rent in the coldest of winter months. So I don't think it'd help you in your calculations. Best of luck.

I think it's up to you and your aesthetic. I throw 5% of rents into a savings account each year and tap that when I need it.

Like they're all saying - if she wants to leave, let her get out after May. Take the $500 Follow your local laws, and keep it amiable and professional. Ask for access to take some photos for the listing and when she's out, make sure to do a move-out form, have her sign it and send her whatever you owe her on her deposit. Then gets a new tenant at the higher rate. Congrats, you just increased cash-flow. Best of luck.
