I think you'd be able to find something just south of I-5. Look in/around S M street + 36th ish...Drive the neighborhoods and see what you'd be comfortable with. I have a few small Multis there and am happy to connect/answer any questions for ya. Welcome to the West Coast.

Follow your local laws/leases but my 2 cents is: stay out of the personal lives of tenants - this is a business. Have the one who wants to leave sign a roommate release form, releasing them of responsibility of the unit. Make the the remaining person meets your rental criteria and keep collecting rent.

Sorry this happened. to you. I have a STR and the bottom line is people no longer read - it's a whole thing. We have a series of saved responses to help weed out the ones who it very clearly isn't a fit. Best of luck to you.

Wow, @Lynnette E. - that is super smart. Thanks for the tips. @Nicholas Morgan - verify, verify, verify. I have had  many friends and clients forfeit paperwork, cards, documents and anything/everything to get their furry friends in hotels and apartments. It's wild. Good luck.

Agreeing with @Kevin Sobilo on this one. In addition: your best route for highest and best sale would be to have the place vacant, so if possible (consult an attorney, I am not one) you should give them notice of non-renewal and state that you're selling. That way the place is vacant, cleaned up + staged before it's photographed and listed.

I've never heard of scheduled monthly maintenance visits, seems like a lot of work and tenant contact - but I don't own in FL and maybe that's necessary there. Also, kids don't like to answer phone calls, emails, etc...especially from landlords, bosses, etc... it's just a thing these days. Follow the local laws with re: to notice to enter (when you have to) and you'll be fine. I agree with Mike - tell them when you're coming, don't ask. Sounds like they screened well and met your criteria and they don't have time (or the will) to answer your calls, texts and emails. As long as you get the rent, that's what's most important.

Super not helpful, but I cannot BELIEVE [read: of course I can bc we divested in education 25 years ago] that anyone would put that on facebook! Not sure what you're state/city laws are on tenancy, so you'll need to follow those and as others say, do the due diligence on pay stubs.

Ugh, I'm sorry that happened. I have been on the other side of this - where STR's have thrown cigarettes, beer cans, etc... from the roof onto my deck, they've actually burned holes through my furniture... Thankfully it stopped there and didn't blow up my propane tank or blow into an open window in the units below me and light a unit on fire...anyway...I'm not a lawyer, but my advice to you is to make sure your lease is air tight and spells out the HOA rules. Make an addendum if you have to and have them sign it. Hopefully you can pass-through the fine to the renter. Have a serious talk with the tenant and make sure they understand the severity of the situation and ask them if they're willing to abide by the rules and if not, "maybe this isn't the best fit for you" and let them go - find a new tenant who understands and follows the rules.
