Sami, what does your lease state? If it is against lease terms (depending on your state's laws and any COVID related restrictions), you can post a Notice To Comply or Quit.

I'm sorry this happened to you and your tenant. I would keep their emotional outburst out of it and stick to your lease + protocols - if that means the tenant pays, then so be it. If it's a financial strain on the tenant, then perhaps putting them on a payment plan over time helps that issue. Best of luck.

There's a REALLY good podcast episode on Contractors and mindsets...I would highly recommend it: https://www.biggerpockets.com/...

I'd also suggest J Scott's book on estimating rehab costs, so you can get a general sense of the language, terms, etc... that are common. 

As for how to find folks - look on Yelp, Thumbtack and word of mouth from other locals. Best of luck to you!

Pet addendum all the way. Follow your local laws and get everything in writing plus an extra $50/mo per pet. Hopefully it's a reasonably well behaved dog.

AND making her lose her voucher, etc... we offered a roughly 50% - she declined. We were like, cool - see ya in court. Anyway, she emailed us and said she'd take it, so we're drawing up the release now and hoping she means it and we can avoid the court room - for everyone's sake!

 Unfortunately just as I predicted. I guess it is worth a few hundred dollars to get the crazy out of your life. In just about any other state in the country, I would say go to court. In your state, I wouldn't take the chance, even though you are right. I hope it works out. Thanks for sharing the updates. It is a great opportunity for other landlords to learn how the process works. 

Out of curiosity, was the mediator pushing you to offer money? What were they saying to you?

You know, I went through a pretty intense mediation last year for something unrelated to real estate and I can say with full confidence that this mediator was terrible. He was basically like "let's get to an agreement, everyone should give up a little something" - but he also let her go on and on and interrupt and just show her full crazy - it was a giant waste of time.
