I am looking at renting my house out in Westminster MD. Keeping all options open as to what method to use for lease, rent to own, lease option to buy etc.. Anyone have any materials, blogs, that would cover areas above describe? I am looking at podcast and will try to review as many post possible through BP in the area. Anyone have a referral for a good real estate lawyer please PM me. I know if I were to go lease option to buy I should get a real estate lawyer involved to help draft up contract. Thank you

@ Michael Lam, risk from a novice perspective is feedback i have received from my realtor about the area. Driving around the area several times i have seen that It is surrounded by 3 apartment complexes 30-40 units. I have not researched the comps in the area, definitely congested area with one lane driving, clutter and everything in backyards visible if that sounds right? No visible drug activity, loitering, but haven't driven there at night.

I am looking at a buy and hold in Westminster MD, 3 bed 2 bath listed for 60k. It is located in an area considered somewhat risky? How can I determine the level of risk in area. I haven't walk through the house but it definitely needs work 20k probably conservative estimate. Any suggestions on how else to determine area? Thanks
