@Will Chamberlin I'm not currently looking at HUD homes, but you never know what the future will bring. I've heard that there are additional hurdles with HUD homes, and I'm glad to hear everything worked out for you.

Great point on e-mail, as that is my preferred method of communication, and it's something I hadn't thought to bring up.

@Sarah Ziehr  Thanks for your advice.  I had used this office in the past when I closed on my primary residence, but I am assuming that they will be competent for my needs in the future.  I'll definitely ask those questions to make sure that I shouldn't be looking for another attorney

Hi Everyone,

I'm in the process of "getting all of my ducks in a row" so to speak for my first purchase.  I've found a CPA and an agent that I like, and next week I'll be meeting with my attorney, contacting banks/mortgage brokers, and looking at two houses in different neighborhoods to see where to invest.  The last time I went to my attorney was 5 years ago (for estate planning) and, of course, I have zero real estate investment experience.  

All of this to say that I'm worried that I'll leave his office and have that "shoot, I should have also asked (blank)" moment, which is bound to happen.  But, for everyone that has been in this position before, what should be on my list of questions to ask?

I am also in Gainesville and looking forward to starting to invest in real estate.  My husband travels quite a lot for his work and I want a better family life for us.  I believe that real estate will help with this goal.  

I'm in the process of "putting my team together" while reading as much as I can.  I just talked to a CPA that I have had recommended to me and I'm now working on finding an attorney and an agent.  Somehow, getting those people nailed down makes it feel more real to me.

@George Gammon  Thank you so much for your reply!  I'm glad to hear you say El Poblado since that is the only neighborhood I really know.  The area around El Tesoro and Santa Fe are growing very fast rate now, and the exchange rate is fantastic; I think we will go for it during our next visit.  We'll probably also buy some land for us in Rio Negro.  Have you thought about investing there?

I was just talking to my husband about investing in Medellin (his home city) since the exchange rate is so much in our favor right now.  Do you work with an agent there to find places...I'm assuming apartments?    And what neighborhoods have you invested in, if I may ask?

Also, how does that work for US taxes?

Hi everyone.  My husband and I have decided to look into real estate investment as a way to add to our portfolio.  I'm currently trying to gather a list of topics that I need to familiarize myself with so that we can decide if we'd like to purchase a property in the second half of this year.  It's certainly a bit intimidating, but exciting at the same time!
