I have my first property under contract. This lead came from the MLS, properties that were over 90 days and fixer-uppers.οΏΌ I will personally go look at the property tomorrow morning, and get pictures and a video of the property. Currently there is no electricity or running water so this is going to be fun. It was sort of hard to comp the property and get a dollar amount on square footage for my ARV. Is there someone that would take the time to review my deal with me? Send me a DM and I will send you the property address and my numbers. Thank you very much.

I knew it was going to be a problem. I think the family just illegally evicted the tenant. I am not going to go after this deal. Thank you for your response.

I have a lot to unpack here so please be patient with me.
I found a 4-plex property. 2 people are on title, with 1 of them being deceased. I am in the process tracking down the 2nd person. I have called all 6 numbers listed for said person, but all bad numbers. DM will be going out today in hopes of reaching its intended target. I am thinking this will be a probate matter, which I am not familiar with. I have not started tracking down family members yet. What might be the next steps to execute to see if there is a deal to be made here? Any help/advice will be appreciated.

I originally started with an 8 unit because I thought you had to "scale" up - I quickly realized larger properties would make me a lot more money and less headache because of economies of scale. You can also scale faster and build a big portfolio because you don't run out of money when you're raising capital from investors. I went from an 8 unit to 173 units through finding the right coach (and added another 236 units last year) - happy to chat more and give you the pros/cons from my personal experience. I would love to get some insight into the rental market, 2-4, units in Detroit, MI area. Good neighborhoods, ones to stay away from, the average cost per square foot (rehab cost), license contractors, great property managers, and ones to stay away from.
