@Sarah Shabanie  Hello Sasha.  I have used the software.  Yes you can dial it down to what type of properties you are looking for, location.  It has a trial period to. Heck it out before you buy it.

@Patrick McGrath  Hello Patrick.  Yes you can ask for the property to come vacant.   Have you found out what the story is behind why he keeps paying late? Also find out when is his lease up .
