@Erickson Zamora Hello Erickson. Congrats on getting the meeting. Most likely they will do all the fact finding to see who you are and what you are, a seasoned investor or newbie. Have you educated yourself? Do you know what is your buying criteria? Have you done your market research? How did you pick this agent? I can assume you are going after SFR?

@Michelle Phelan Hello Michelle. What does the seller want? Seller financing is the first clue. How much money does he need to be comfortable? What is the interest rate? He still wants the monthly cash flow. Is there any debt on the property? I did not run this through my analyzer but I would structure the deal something like this: low down $5-$10K. If he needs the cash, a reasonable monthly payment. If he does not need the cash do a IO payment for the first couple of years then a ballon at year 5.

@Tyler Campise Hello Tyler. There is a lot of strategies to use to start house hacking. Do you have working capital? If not can you get money from parents, family members? Buy a piece of property 1-4 units and rent out a room in the 1 SFR or duplex, triplex, or quad and then the other apartments. Acquire the property with an FHA loan.

@Jesse Daconta Hello Jesse. Thank you for your service. My uncle works down at the shipyard. You would half to assume the PM knew the property history, which I doubt. This is on the owner. You can look up County records in building and planning and get what permits where pulled, if any. I would start there.

@Shahad Saffar Hello Shahad. There are a thousand and 1 people out there that offer these types of programs. He his right, eventually you will need to invest in yourself, but not to the toon $15K. I would recommend attending your local REIA meetings, local being the key, and find a group that interests align with yours. When the time is right, the teacher will appear. A mentor/mentee relationship is organic that needs to be built. I have had several free mentors and I have paid for mentors/coach's. Take a guess at which one you think I received more value from?

@Aldeshon Brooks Hello Aldeshon. Trend your local REIA meetings and start networking sir. You need to get around like minded investors and you can get some great strategies to deploy in your business. You work the BRRRR method to start out then you scale to your next venture. You cannot see the path now, but soon as you grow and step out of your comfort zone will you see the next opportunity present itself.
