Congrats on the deal. I'm wondering....you say this is a long distance rental but you also did all the work, how did you manage that? Did you visit weekends or did you take a few weeks off from work? I'm looking at long distance because it's so expensive here but can't exactly take a month off from work for a rehab.

Hello all. I need some advice. I recently bought a 2 family and am living in the first floor while fixing it up. The upstairs unit is currently occupied by a contractor/friend of mine who has agreed to fix the place up on his own (me paying for materials) if he could have a break in the rent (charging a couple hundred under market). He is an old timer contractor that we all know and love and is therefor not a fan of an actual written lease. I'm wondering what people recommend here. He is registered (to vote) with the town so it's not a secret that he lives here. I'm wondering if I should let him live without the lease as he's increasing the value of the property while still paying rent. Also how should I process the payments so that I can still write off the property as a rental? He pays cash.

Hi All,
I've always done my own taxes but purchased my first two family this year and really want to make sure I'm getting all the benefits out of it as I can. I'm wondering if people have recommendations for a CPA who specializes in real estate investors as I plan to continue investing and hopefully make it my full time job/business and hope to be able to use the same person all along. I don't really need someone who is in my area however it would be preferable. I like having a team I can meet with, grab coffee with, play a round of golf etc.

@Diogo Marques to add to Charlie's list, Milton has been rated a top 10 town in America on Forbes list 3 times in the last 8 years. Only 15 minutes to downtown Boston with no traffic.

Thanks @Charlie MacPherson. Agreed, Eastie could have worked for me 4 years ago but that ship sailed. I like the South Shore better anyways.

@Patrick Wheeler let me know how that goes. That's my plan too, the house hasn't been updated since the 70's so I'm hoping once I put some sweat into it I can try to pull some cash out and do it again. Will certainly be a learning process.
