Before a website, read some more on note investing here on BP. We have some of the best note investors on the planet right here. They've shared a lot of information in their posts. Here's a couple of them:

I too am looking at Birmingham, and Huntsville. The recent Mazda plant announcement caught my attention, and then I heard a Real Wealth Network guest talk glowingly about the state. 

I'd be curious to know about vacancy rates, average cash flow, if small MFHs are commonplace, and so on. Thanks.

@Kevin Coggins A note for a brewery huh? I know some friends who'd enjoy that sort of investment...especially with the 'cash flow' you mentioned!


Could I ask for a few links on investing in RE notes for less than 10k? I should have that much pretty soon, and a note seems like a good short-term idea right now. Appreciate it.

I had pets around me growing up. Cats and dogs. The cats made horrible messes indoors and out on a regular basis. (I actually witnessed cats spraying in places I wouldn't have believed without seeing!)

The dogs occasionally knocked things over or chewed something up. But for the most part they were much easier on a place than the cats.

That said, we always had a yard for them to do their business. Multifamily is another story.

As a Fremont local, let me toss in a small bit of demographic detail on the "low separation/divorce rate" factor. Fremont is home to some of California's largest immigrant populations from Afghanistan and India. Traditional people from cultures that actually respect marriage.

Met a bunch of them. Some were really nice and friendly. Others don't like associating with people of different ethnicities. Oh well. Nobody's ever treated me badly.

That said, I wouldn't have put Fremont at the #1 spot...unless you're comparing it to places like Oakland and San Francisco. It blows my mind that THOSE cities are in this list at all. Did they just survey $200K/year tech workers in gated communities? Pardon my slight hyperbole, but the cities are more akin to war zones!

As Fred Heller pointed out, Alameda's pretty nice. Still a bit on the crowded side for my taste, but they have nice people and some cozy houses.

One final aside...Greg H. saw Scorpions live. Jealous.

I wondered when I saw the thread title. "Wait, does she mean a $55,000 deal in Orange County? Why the heck are you even hesitating?!"

Unfortunately Mr. Xie is right - you'd be VERY lucky to find a house hack with that much.

Conversely, good on you for saving up that much. You could easily pick up a property or two with it...just not in Orange County. (Or almost all of CA for that matter.) Have you considered investing out of state?

Seconding Logan's idea. A house hack works for just about anybody, with not much money involved.

You can also partner with a more experienced investor and/or hard money lender for extra funds & support. Plenty here on the forums about both. Welcome aboard the REI train!

Okay, I don't want to kick a hornet's nest here. Just want to share an observation.

Earlier in the thread, Mr. Wise posted a series of photos of the interior of a client's property...after the client purchased it. One other person pointed this out as a violation of said client's privacy. I emphatically agree.

In my industry (IT) this is akin to posting photos of a customer's datacenter on Instagram. GROSS privacy violation. Could easily lead to millions of dollars in cyberattack-related damage. If you did this you'd get fired THAT DAY, blacklisted from working in the industry again...and it would be 100% your fault.

I value my privacy (as I'm sure everyone here does). If a property manager treats it with casual disregard, well, they won't work with me. Ever. The whole "he started it!" is for the child's playground, not the professional's office.

I must thank everyone for their input. I'd considered investing in the Cleveland area later this year or early next year. This has convinced me never to do that!
