Currently renovating a 5 unit apartment building. The hot water heater is towards the end of its life and it is a 75 gallon gas steel vent hot water heater. The units haven't been fully occupied in years. Is 75 gallon gas hot water heater sufficient enough to sustain 5 one bedroom units?

I purchased my first 5 unit building when I was 23. I was fortunate to have a college scholarship from baseball so I graduated with no student debt. I saved money and didn't spend it on meaningless things like most of my peers. I am currently rehabbing 4 of the 5 units with the help of my dad. It has been a lot of fun. Being a young investor I am more interested in long term buy and holds rather than flips. I created an LLC and use a lot of the discounts on materials that I get from my full-time job, which is in new construction. I have tried talking to my friends about investing instead of paying 700-1k in rent a month, but they seem un-interested and think it's too much work. I look forward to building this business and hope to buy my next 4 unit in 2016. It's great hearing stories of younger investors as we go through this journey and learning process together. Chris, I just closed on a 5 unit apartment building on the east side of Cincinnati and currently rehabbing it. What areas in particular are you looking to purchase? Best of luck. After appraisal issues, renegotiating terms, and underwriter taking forever I finally have a closing date for the 5 unit!  Excited to close the 28th and get to work and get the three units rented out.  There is one tenant who is staying and agreed to new rent amount and I am living in the basement apartment.  Thanks BP members for all your guidance in this process.
