Rich look at Park National Bank, local bank, Anderson location.  My dad is a commercial loan officer there, he could possibly help you out.

Holly depends on the area of Price Hill but for the most part it is steadily declining in my opinion.  If the opportunity is in the incline district of Price Hill that would be something worth considering.

Anybody have an investor contact that is interested in doing a land contract in the Madisonville, Pleasant Ridge, Norwood areas? Looking for someone who had a career in real estate investing and is ready to get out of the business to do a land contract with.

Looking for a mentor in real estate investing as well.  I have talked to a few and would like to possible shadow someone.  I work for a homebuilder in Cincinnati and would like to begin real estate investing and would like a mentor to truly show me the in's and out's.  I've been researching for months and would like to meet some investors in Cincinnati!

It's a place I've been looking into to get started with my investments in the Cinci area.  I think it looks promising for a couple of reasons - would love to hear your thoughts on if you agree or disagree & why.    

1.  While it may have a high rate of vacancy at the moment, I question whether that's subject to change with the economic factors over the next few years.  Madisonville has recently received funding/support from multiple sectors including city funding for rehabbing the bank building at Whetsel & Madison, Medpace adding the campus & new jobs, and a push for small business in the area.  

2.  It's surrounded by stable & diverse communities with access to major transportation and amenities easily.

3.  It has an active citizen community in regards to safety, the arts, community building, etc.

4.  Crime is down 25% vs. year ago, making it one of the safest neighborhoods in the city limits.

 How do you factor in these aspects as you assess properties (or do you?)? 

Any thoughts would be welcome as I'm getting ready to purchase my first property this Spring/Summer.

Lauren my personal opinion is this is going to turn into the next Oakley and all the development going on there.  JLL just passed a $124 million project for Madisonville, check it out on the Cincinnati Enquirer website.  I've viewed a few properties in Madisonville haven't found the right one yet.  I am also looking to buy my first property this summer as well.  Madisonville is my target neighborhood.  Best of luck to you!

Does anyone own or know someone that owns a four family property in Kennedy Heights, Madisonville, Pleasant Ridge, or Norwood that would be interested in a land contract?  I am looking to purchase a four family and would like to enter into a land contract.  If you know of anyone please send me a message.
