Looks like a good deal to me without seeing the building.  Xavier is only going to grow.  One great way to find tenants that are students is to email the coaches of the athletic teams at Xavier letting them know you have apartments for rent.  Depending on the scholarship that student-athlete has it could be covering their housing.  Great way to know you will get paid every month.

Definitely check out appfolio.  Great software and great stand by customer service.  They will even do a gotomeeting with you before signing up.
