@Craig H. that is genius! Could probably get better rents that way as well. I was planning on reach out to Xavier's student housing to get put on their website but I like your idea better.

Bryan - Yes, has been rented out for over $1400, but one student recently moved out so rent has dropped to $1280.  Through word of mouth by other tenants the room gets taken fairly quickly.

Travis - Only thing I believe that is left to rehab is one bedroom which is the largest in the house, and can easily be rented out for $300 once rehab completed. Told rehab estimate is less than $1000 worth of work.  

So now that we have the maintenance requests, homepage, marketing, and all the other things associated with a website, the next topic will be creating financial reports.  Postlets.com has brought me the best luck in advertising, so I plan to stick with that model in regards to posting my listings.

I use Cozy for my rental payments, which has been working out fantastic.  Is there a free software out there that will allow me to link up my bank accounts and track my income/expenses?
