I havent used Listsource...but if you have access to someone who knows how to go into your county database (or you might be able to figure it out for yourself) that data will be in your local Tax Assessor's website.

Interesting! I had thought of that as a technique before, but i didnt follow thru because many of the pictures i noted thru looking up houses on google is that the image is often from 2014...and MAYBE it is still a vacant or abandoned (looking) house, but i figured that it could easily have changed hands by now, and i'd be doing it for nothing. QUESTION - have you had any calls from your marketing this way...and can you see when the images have been taken - hint, this is not the same date on the Google Copyright date which is whatever the current year is, but you have to look a little deeper down, where it says 'image capture 2014' or whatever year.
That is a very cool thing if it works...maybe you look at the year before you start 'driving' down that particular road...and if it's say 2015 or newer...you go for it?

Hi Michael - You are correct that there are investors who embrace wearing a real estate agent hat as well as those who have a less positive opinion about it. For you, just starting out, I think learning about the investor side of the game while keeping an open mind about maybe becoming a realtor in the future is a good plan. Some people even start with getting a lisc., then work over to the investor side. The biggest challenge with that approach that i see, is the realtor mindset, as well as the 'role' of the realtor, (saying that cause it's shorter than RE Agent!), is very different. The licensing of the agent REQUIRES the agent to always look out for a seller's best interests whenever they have a contract to represent the Seller (or buyer in some cases). Also, the 'world', or more aptly put, the 'worldview' of an agent tends to be a bit more 'structured' than an investor's viewpoint. The agent has to always make sure they are following the licensing guidelines of their 'licensor' (i.e. the Texas R E Commission, in Texas). An investor looks out for his own best interest in a transaction...and is only required to follow any laws regarding such transactions...either State or Federal laws...such as not to defraud, etc. Once someone has lived in the RE Agent 'world', sometimes it makes it harder for them to think creatively when it comes to transacting RE Deals...that can be the biggest 'struggle' for an 'AGENT/INVESTOR'.
There is more to consider, but perhaps someone else might like to chime in. Or, if you want to reply, perhaps i can answer specifically...however, i only addressed one part of a multi-faceted post...
Some other words of advice regarding getting started in a new location...You could possibly give yourself a 'head start' by visiting our DFW REI CLUB group web page - and joining in on any discussions on the forum. You might begin to meet some locals and start building relationships prior to your move, even. I dont know if i am allowed to put a link...but supposedly now that i became a 'pro' member, our website link should be on my signature. (Trying to follow the rules of the forum! )

Topic for this week's meeting is "Lease Paperwork & Property Management", so if you are a Landlord, or considering becoming a landlord, this meeting is a MUST ATTEND! We will have an experienced Property Manager sharing as much detail as she can fit into a 1.5 hour presentation. Property Code in Texas is what regulates the Landlord/Tenant relationship, and you want to know what you can and cannot do and stay within the law. (Link to register)

We have used (and like because he is very available...we closed on a Saturday with him), and he does assignments and double closes....Martin Garcia at Texas Secure Title (2 offices one S. in Hulen area i think, and one NE Tarrant area)...and also Kim Mills with Lawyer's Title in Keller, but she'll travel if need be. Investor friendly and low fees.
Hope that helps...(cant' post phone numbers, it wont allow) didn't i see you at the dfw rei club recently? I remember someone who spelled their first name like yours...but i cant recall the last name.

Fort Worth suburbs have been my home since 1981...I've lived on just about every side of the Loop 820 ( South, West, NW and currently NE)...plus, started investing in 2003. I have learned the area pretty well...and currently try to stay semi close to home - my farm area is from Saginaw to Central Arlington. Currently reside in NRH which is pretty central to my farm. Happy to share any info as needed. Just let me know!

My husband Robin and I buy houses to Rehab or keep as Rentals...depending on the best value play. We use our own lines of credit or private money - no need for Hard Money...If we like it, we can close on it quick. Our criteria is typical...prefer 3+/2/2 brick 60's and newer, ARV 200k(ish) or under, no pools usually on houses under ARV of $150 or so (but will buy outside those when makes sense to do so). AREA (In TARRANT CO) from Saginaw to Central Arlington, and most areas in between. Prefer as close to 70% minus repairs as possible.
Keep me in mind with anything close to that criteria.

For Asset protection - I'd suggest Atty Milt Colegrove in Plano area for doing the structure of your businesses... we have used him for Texas Series LLC for our rentals. But as for tax treatment you might try Don McCartney Arlington who has done RE deals himself for like 30 years, and he is also a CPA for about 25yrs. be VERY VERY CAREFUL as a new investor putting money into A GROUP LLC that is supposed to invest into real estate. There are ways to do that that are ok, but a new person may have a hard time distinguishing a good from bad situation. I have heard of several sharks doing very bad things and people loosing their money. Best thing as a new person, i think, is to learn about wholesaling - no money really involved, other than some marketing. Then as you gain understanding and funds, you can begin to invest in YOUR OWN DEALS, by yourself, not needing to have others to 'pool' money together. Only reason I see to do that is possibly with larger multifamily deals...again, after you gain experience and get proper training or mentoring to do so.
