 How is it that HD (or LOWES if they have them too) let this happen if it is not sanctioned by them?  Seems like 'scalping' coupons?  My handyman told me of this long ago, but for some reason, i never tried it, it seemed like there had to be some legal issues that could come up around them (or maybe it's just me feeling guilty cause it seems like fraud?  are these copies?).  Does anyone know the story on these?  Where do the 'scalpers' get the coupons?

If you want to live in your investment property while you fix it up (assume that's what you mean by HOUSE HACK), you'll need a long term loan assuming this is a min. 2 yr stay as most loans want you to keep it at least that long before you move out and on to another one. [ but, be sure are not going around claiming you are going to be an owner occupant when you are not planning to do so for the specified time.]  

So, hard money is temporary, and therefore you would need to KNOW that you can transition that loan into 'permanent' financing.   Best thing to do is to talk to several lenders and make sure some of them are 'broker' types that can look at all kinds of lenders, not married just to one bank or institution.  

A cash offer can look stronger than a 'loan' you are applying for, but it also may be challenging to find hard money that will give you enough to cover the price of the property, esp. if you buy off of the MLS which is very highly competitive, and folks are usually paying too much for their property when they buy off theMLS  in THIS MARKET.   Hard money also has quite a few upfront costs to it, not to mention high interest.  Some lenders have products that start you off with temp funding, and transition into permanent once any rehab is done. 

One lender/broker on BP who is trustworthy is @AndrewPostell. Just look him up, he'll take good care of you.
