@Chayson Descisciolo All of our properties are inside the city limits, but outside the downtown core. Huge population growth east of the city center and lots of opportunity. On podcasts, I still found a lot of value in the early episodes - not so much for insights on market conditions, but more for the creative mindset of the investors. If I am the sum total of the 5 people I spend the most time with...I wanted Bigger Pockets Podcast Guests to be (collectively) one of those 5 people. Is that possible?? ;)

I'm not super familiar with the Baltimore area, but it sounds like you've given a lot of thought to your strategy and the neighborhoods where you want to execute. 

If you haven't subscribed to the Bigger Pockets podcast yet, I can't recommend it highly enough. I lurked in the forums and listened to the podcast for several years before making the leap to buying my first property. The education I received through the podcast was invaluable in giving me the knowledge and confidence to do the first deal. Eight properties later and no looking back now!

Welcome, Regina! 

You've already given a lot of thought to your next steps, and you're certainly in good company with limited capital. Are you considering a house hack with an FHA owner/occupied loan on a multi-family (duplex / tri / quad) for your first purchase? I believe you can put down as little as 3.5% and even if you just secure a duplex, you could live rent-free (off the rental from the other side) and could save up faster for your next purchase. I've loved real estate investing and have no regrets exactly...but if I could start all over, I would house hack early and often.

I lurked in the forums and listened to the podcast for several years before making the leap to buying my first property. The education I received through the podcast was invaluable in giving me the knowledge and confidence to do the first deal. Eight properties later and no looking back now! And I still download the weekly podcast before lacing up my running shoes...it never fails to deliver a new idea or strategy that builds on my current knowledge base.

Sounds like you've been doing a lot to educate yourself on the REI industry. Kudos to you for doing the hard work. And your career field is a huge plus, as well.

My top recommendation for new BP members is to plug into the podcast because it was wildly helpful for me, and it looks like you're already there! 

As to location for your OOS investments, I'm in southeast Tennessee and while there are fewer deals now than 3 years ago, there's still plenty of cash flowing opportunities in the market. And I know we're not the only ones.

Congrats on the move - and your REI plan. I've loved real estate investing and have no regrets exactly...but if I could start all over, I would house hack early and often. 

I'm about 90 miles north of ATL where there are more real estate deals to be found....but fewer Trader Joes....so it's a toss-up ;)
