Hi, Patrick! Take a listen to the BP podcast above with Zeona McIntyre - she started renting out to Airbnb and I believe she runs a management company now. Might be worth reaching out and if she doesn't take properties in FL she may have a referral.

Welcome, James! Sounds like your "lurking" has lead you to a pretty solid strategy for your REI career.

I don't have many regrets in my REI journey, but if I could do it over, I would house hack early and often, just like you're planning. And your business experience in GC / remodeling will be a huge benefit for you.

Welcome, Grace! Sounds like you have a solid plan for your real estate investment journey. So glad you've already plugged into the Bigger Pockets podcast - that was a huge source of education for me when I first started. 

If you haven't already, I would recommend finding a real estate agent that you trust, and also start talking to lenders (banks, mortgage brokers, credit unions, etc.) I'm not sure what your financing strategy is for your early phases, but it will save you time and money in the long run if you're familiar with all your options now.

Tom - what a great first year! That would be a great any-point-in-your-journey year!

I like the mobile home strategy you've found...who cares what people say about it...you're in a market where it works well for you. I often hear that condos and townhomes don't make good investments, and I'm all in on those. I'm a big believer in finding a niche that works for you in your market and your specific needs. Kudos to you for your determination and success.

Can't wait to read your Year Two review! Keep us posted on your journey...you're an inspiration.

Welcome, Rachael! Your real estate background will be a big help as you shift to investing....and a huge benefit in the forums here ;)

I'm not super familiar with the SWMI area, but it sounds like you've given a lot of thought to your strategy and the neighborhoods where you want to execute. I recommend setting up keyword alerts for your area so you can start engaging with conversations in the forum that center on those neighborhoods - that can be a great way to connect with like minded folks pretty quickly.

Also, f you haven't subscribed to the Bigger Pockets podcast yet, I can't recommend it highly enough. I lurked in the forums and listened to the podcast for several years before making the leap to buying my first property. The education I received through the podcast was invaluable in giving me the knowledge and confidence to do the first deal. Eight properties later and no looking back now!
