In my city, you can look up specifics on the lot and zoning of the property. I use this information to double check the city ordinance that describs the zoning restrictions. For example, I was looking at a quadplex that was listed with "expansion potential" but when I looked up the zoning the number of units is limited by the acreage and it was already at max unit capacity. If the city provides that info online you can determine whether or not you can add more units.
