it appears the Houma real estate market is a lagging trend following the oil & gas market.  While the O&G market seems to be headed for an upswing, the RE market appears to be heading down. Properties are sitting on the market for a while AND people expect to get above market prices for them (not to be confused with actually getting them). There are deals out there, but there are also properties that you should avoid.

If you are dealing with partners, I would highly suggest creating an LLC entity AND have it include a an operating agreement that covers who does what and how you will eventually dissolve the company/dispose of the property.

I don't claim to be a lawyer & don't play one on the internet, but there may be a need to notify for it to be valid, but that could just be for creditors.

@Allison Panila Based on pure speculation, it sounds like the LL imposed the extra $50/month in the hopes that it would cause the tenant to want to leave. I don't recall you stating the length of the lease, nor how far into it she is. This is also a possibility. Anyway, seems like you have arrived at the best approach, pay the extra money to avoid having to find a more expensive place. The LL will most likely still not be happy, but shouldn't be able to say anything else about the situation. Be on the lookout for other "violations" that may pop up, as this would indicate the LL is indeed trying to utilize passive-aggressive methods to get rid of her.

@Steven Denio While they aren't directly about negotiations, Robert Cialdini's "Influence" & "Pre-Suasion" are good companions to Never Split The Difference, as they go into the how & why of influencing people's behavior. After reading all three, you can recognize the similarities between Michael Quarles & Chris Voss.

What are your goals? If it is just you & your wife, you can both be in it & be treated as a single member LLC.

Anybody hear of or have experience with McKenna Capital? They appear to be syndicators for multifamily & storage unit facilities.

"We're moving out next month." What about the balance of the lease? "Oh, we're on a month-to-month lease.." You might want to read your copy of the lease agreement again, because it is definitely a year-long lease. "No it's not!" ...?
