If you want to put in a little work, look at the booking calendars on VRBO/HomeAway, Local PM companies such as Sun Coast rentals, etc...this will give you an idea of rents, discounts, average vacancy, etc. Then you compare to below market deals that you can find in the area. If you still cash flow based on comps after mining the sites mentioned above, then it is probably a deal.

Welcome to BP from Houma! I am fairly new to real estate investing, also.
To second what Robert said, I am about half way through The Millionaire Real Estate Investor and definitely recommend it.
Rentometer.com gives you a range for properties around a specific address. You can also look up the addresses of rentals listed on CL or in the Buy/Sell/Rent groups on facebook to get an idea of what the property is worth or recently sold for compared to what it is renting for.
Of course, it goes without saying that if you see the same property vacant for a period of time, their rent is probably too high for the location.
