I was 25 when I bought my first rental and now 13 months later, I'll be closing on my 5th property. Never would of thought I would own this many that quick, and biggerpockets is to thank for that!!

Honestly dont waste your money and time on shirts. Spend your energy on new deals.

I also use erentpayment and I cant say a bad thing about it. It has been great for me and very simple to setup.

It really depends on your investment goals. I strongly believe you should start with at least one SFH before going multi family. You will learn a lot. Like anything else, they both have their pros and cons.

I started investing a year ago at 25. Currently own 4 properties, 3 Townhomes and 1 SFH. It's never too late to start, all that matters is that you actually started. No matter what the age is we will always tell ourselves "I wish I started sooner".

I also just started using erentpayment.com and so far so good. Much easier than dealing with mail and checks. Less hassle.

Hey everyone,

  After a long 10 months we finally settled on a short sale last week. Its a townhome 1900sq ft 3bd, 2.5 baths, car garage and finished basement. I ended up paying $89,625 for the home and same homes are selling in the 130's range. Since I paid all cash, does it make sense to refinance to pull my money out and use it on another property? Any information on refinance would be great and if it would make sense. Also rents in the area are about $1150-$1300 which I plan to rent out. Besides some very minor cosmetic work, house is move in ready. By far this is my longest but favorite deal!!

I have 4 properties that are about 2hrs and 40 minutes away. As long as you have a good team in place and people you can trust it will work out. The biggest key is tenant screening, will save you so much headaches!

Transfer tax is 1.5% making that $1410 plus doc prop $200 and any other fees. Still doesn't add up to over $6k

Yes, the property is in an HOA but at $200 yearly. Taxes are all up to date as well.
