Finishing up a rehab on a rental property, have 2 other properties under contract(a duplex and SFH) just submitted an offer for another rental property. Let's finish this year off strong and prepare for a brand new one!!

4.875% on a 30year is not bad at all. I just refinanced several of my properties and locked in 4.625% at a 30yr term. Unless the interest rate is significantly lower , it probably wouldn't make sense considering you have all closing costs again. I had the same issue with a Flip I currently have on the market. Its been raining pretty heavy the past few weeks. Installed a dehumidifier in the basement with several damprid buckets in the basement(hidden of course) and air fresheners in every bathroom. Air circulation is the key, its the standing air that causes the smell.

I would suggest changing them all out. I would say you def. got your money's worth with 20-25yrs. That's one of the first things we do with our rentals. I usually pay around $575 installed for a 40gallon water heater.
