I have a similar situation, I purchased my 4th buy and hold property for $89k and it was a short sale. It's current value is about $135k, two homes on the same block just sold for $133k and $147k. Same exact townhouse. I currently have it rented out for $1200 and will be waiting a year to refi out and will hopefully be in the deal for no money and purchase something else. I would think this would be my best option

Hey Guys, just an update. So I ended up setting for $89,625 after some need repairs that showed up on the home inspection. Plus I was able to get the bank to pay my transfer tax. This has been my longest deal but the best by far. Pretty much the bank just wanted the net amount, they didnt care about anything else. Just last week two properties on the same block sold for $127k and $142k. I already have about $45k equity in this property!! Well worth the wait!!

Its currently rented out for $1200/monthly

Plan on re-fi next year to get all my money back since I paid cash.

I will put it in simple terms.. If it was easy everyone would do it. Just like anything else it will have its pros and cons but if you have a plan and follow it you will be better off.

I also have StateFarm and all you need to do is get a commercial umbrella policy. I have it for 5 properties currently
