So here is my situation. I am in contract on a 3 family home for $815k which I will be getting a loan and will be required to put down 25%($204k). Now I have another property(2 family) that was own for about 30 years and can easily get $650k for it. Since I will be purchasing the new property first and than selling the old property within the 6 month period. So my question is since I will be putting the down payment of $203k for the loan but than selling my other property for $650, what happens with the difference? Thanks

Thank you James. I figured I would have to go commercial but makes more sense to take advantage of residential refi.

I am looking to do a cash out refinance on one of my properties. 

Its a 3/2 single family townhouse (1800sq ft) with a 1 car garage. 

Market Value is approx. $140k and the property is located in Delaware and titles under an LLC.

Currently rents for $1200/month

Expenses: $45 insurance, $117 taxes,HOA $20, Maintenance $120, Vacancy $96

Cash Flow monthly : $802

Any recommendations on refinancing with any specific lender or bank?

Forget the LLC and other shiny objects. I would suggest that your first step is educating yourself through literature and the forum. Afterwards, start networking and attending RE meetings to give you a better grasp.

yea be careful, those guys have some sharp teeth. Had one in my garage and we cornered it and pushed him into a cage.
