@Victoria Dransoff for further info on rentals, please contact Property Manager @Account Closed. Another good Property Manager in the area : Bob & Martha Rothman (Roost Realty). PM me if you are unable to find specific contact info for either. Both will give you a straight-up opinion on neighborhoods and their market rents, as well as what level of tenant to expect (and the level of drama associated with it). Depends on your tolerance for risk and drama as to whether or not this specific property is a good deal for you.

@Richard Cook you will receive benefit as an owner occupant, which does have some value. That said, your goal should definitely not be to just break-even if you plan to hold it after you move on to the next station. All it takes is one major issue, such as the insurance deductible for a storm damage claim, a tenant to do damage above and beyond the security deposit - never mind the loss of income while it's being repaired, or evicting a tenant who hasn't paid, etc. ... to turn break-even into a loss. If your numbers are already tight, any of these issues can eat up a year or more of your cash flow.

Just my 2 cents. I'm sure Darrin will have more to add here.

@Josh Childers - first of all, is this a listed property? If not, and there are no other licensees involved, I would simply not use the Agency Disclosure form. All it does is complicate things for everyone and make it more confusing than it needs to be. You can disclose your status as a licensee with language written directly into the contract - and have all parties initial that specific area. It just needs to state that you are a licensed agent in the State of Ohio, that you are a principal in the transaction, and that there is no agency relationship and you do not represent any other party.

If it is a listed property, the Agency Disclosure Form will be required, but how it's completed really depends on the transaction specifics. For that, you really need to consult with your broker on how he/she wants you to proceed, as it's ultimately his/her a** on the line.

I must disagree with Pillar to Post in Dayton. (Cincy is fine though - or at least, they were the last time I encountered them, which has been a few years.)

I (and my husband) have each had bad experiences with the Dayton arm of the company. It is such that I will not allow them to set foot on any property in which I have an interest, because even if it costs me a sale/buyer for a property, I'm still ahead of the game.
