@Sanford Myers I am in a similar boat. I love 5-16 unit multis, but it is so hard to find a deal that makes sense right now. I really want to go the STR route, but I keep talking myself out of it because it is more demanding than conventional rentals. In my opinion, the best way to narrow down is to look at which investment type is most conducive to your lifestyle. Flipping is a lot of managing the rehab. STR is a lot more hospitality. MHPs in our area can often be a much lower class tenant which requires more turnover/a harder time collecting rents and upkeep of the property. Each of the above mentioned things are why there is money to be made in the different investing methods! It's a matter of finding the problems that best suit your skillset.

Hey @Esteban Jimenez!

Personally, I don't like the numbers for purchasing condos in large communities unless you get a killer discount on the purchase price. It sounds like you might be looking at Tillman Place. As of right now, that is about average to what I would expect it to get on the open market. 

The issue there is that you are competing against all of your neighbors with the same floor plan and same features. It makes it kind of luck-of-the-draw for if someone leases your unit vs the neighbor's unit. 

The positives: Clemson currently has a moratorium on housing developments, and that doesn't seem like it will ease up anytime soon. They are massively increasing enrollment numbers (and have been for a few years). The demand should stay strong, and with the location (if I'm correct about my assumption of the community) will help keep it leased.

Hey @Kyle Walton! Welcome to the community. What area are you working/living in now? I'm a real estate agent here in the Clemson market. I am more than happy to help answer any questions that you have about the area.

I think the biggest thing to determine would be what area of REI you want to focus on. To a hammer, everything looks like a nail. Once you decide what area you think you would like to focus on, you can narrow down and invest your time into learning as much as possible about that specific niche. In the beginning, you might not know what is out there and where you want to go. You are your own best asset. Invest in yourself and consume as much knowledge as you can. Just remember, knowledge without action is foolishness.
