15 years isn’t that old unless they used the cheapest shingles ever. Roofers like to say replace all the time. If it ain’t leaking and all the asphalt still there is leave it for sure. (If you have a spray foam attic decking you might think about replacing as you won’t know about a leak till it’s late)

Wouldn’t divorce going up meaning more demand in housing? Mom and Dad now both need housing big enough for the kids instead of sharing one house.

Oh my Wenda. You should look for a new bank to finance your deals. Those very bad terms in today’s market.
Unless your credit is very bad you should 75-80% LTV. 4% rate, 1% or less in points for commercial loans in LLC name.

The worst part is that is actually the best advice from a purely financial standpoint. Get a year of free rent and they buy a place in the Midwest (or literally any other place) and then keep doing it over and over since you can’t even screen tenants there anymore. 😂
Be a mostly paying tenant!

I don’t think there are any “up and coming” areas that you can walk to tending shopping. Those area done up and came.
Plenty of areas appreciating, but you’ll have to deal with the crime and drug usage til business move into the areas. Still good opportunity.

Do not use Hemelane. I tried using it on the personal side for about a year and their maintenance GUI is nice but Tentant communication or searching etc is trash. We had to switch to Buildium. Also if you only have a dozen or so units Coyz is great. PropertyWare is also nice and that’s what our management company uses. I didn’t use Rentec, but during our trials they seemed simple and clean for 100 or less units.
But please do not use Hemelane. I had a terrible terrible experience with them on the most simple of tasks. The biggest being if the tenant won’t sign up for their portal (they don’t have an app or at least didn’t use to) you can’t do anything. Plus no in software texting. Plus they are the most expensive software out there. Double what others cost for way more headaches.

Not sure the school wants to be involved with evicting single moms on Christmas. That would make the news cycle very fast. Good thought but cost outweighs the benefits, which are almost zero to the school IMO.
A great lesson you’ll learn at school and in the real world is that big institutions like school and government actually don’t care about your success and are much more concerned about the optics of caring and control.

I’m on the other side of the fence. Seems crazy an agent told a seller they couldn’t show the house to a friend. I’m assuming this is a real friend and not some person you actually don’t know well. Why does the agent have to be there at all? Just go over to your friend house and check it out. The agent’s job is in the best interest of the seller and if you and the seller come to some agreement they broker should help coordinate that. The job is do what the seller wants and advise, not to decide what’s best for the seller.
Now if this really isn't your friend and you need help to see the house from the broker then yes you'll likely have to wait due to the MLS requirements.

There is terrible terrible advice from clueless people in here. Please don't listen to it. @Nathan G. Is a property manager and has good advice. Most of the others is not. Unfortunately, the online certification is a scam and HUD actually came out and said they find the online websites to not carry weight so you do have some options accepting the online certs, but that doesn't mean ESA is not a real thing and telling tenants it's not real and you don't have to accommodate them could force you to learn more about your general liability policy.
