Is it a real duplex built that way or some chopped up BS? If a traditional duplex and you have gas appliances they will do it for free if you sign a contract saying you won’t switch out your furnace.

Another option is install a heat pump and go all electric.

It’s rarely the landlord that creates disgusting units. People are sometime horrible. I once had a tenant leave a voicemail on our phones that they burned the house down. Seen so many cockroaches you couldn’t see the floor. Once saw a house turned into a dog fighting house. Right in the living room. None of this had to do with the landlord. Low income housing can be profitable, but also can be very hard and you can do everything right and still get bad tenants and lose money. Drugs and crimes are rampant in these areas. Nice tenants at the start three months can be shooting heroine and selling their own furnace. Also, saw that.

The only way I’ve seen this works is with volume so these types of people can balanced with the nice SSI older couple that doesn’t move for 15 years.

Management is the absolute key here (still no guarantee though) at least in my Indianapolis market.

You are building spec homes in 2-3 months? In my area even the biggest of boys in my area don’t do that. Got some videos or more info on that? That’s pretty incredible.

But networking with wholesalers would maybe help you.

For retail sales where realtors are more helpful in the transaction I see everyone’s point. On half or more of what I see. Cash and no inspections no hand holding I see no issues. This is common place. Dual agency cut 1% (or even 2%) and get the deal done next week.

Now these are 80k transactions for rentals, not expensive places, where all parties are in the know. I see where 400k retail this may not be a clean. But I've both bought and sold with credits to buyers on the HUD. Really depending on the transaction and the relationship with the broker.

Goes the other way too. I’m seen a hud with an additional 80k commission going to the selling broker paid by the buyer on top the 100k selling commission so everything is negotiable.

I’ll second what others said. Electric heat is about triple the cost of gas to heat a home. I’ve seen a one bedroom with a $700 bill in January.

Mini splits are great. I’ve used them several times.

Option two ask your husband to just deed you the house. That’s weird he has stuff and controls your stuff too based on what you wrote.

Google voice is available over there. You can have them try to use it from a computer instead of a phone. Also, headsets are better than internal mics. RingCentral will also work on google voice numbers.

Pro tip: spend $80 on a VPN for them to use. Lots of US based companies don’t play nice with foreign IP addresses for whatever reason. So have their IP be “local” is helpful.

I think sweating buckets and razor blades is penny wise pound foolish. Happy contractors are better that contractors who think you are being stingy.

Worry more about the quality and design than this little dumb stuff.

Our lease has an no illegal activity clause. So once convicted that would grounds (if he shot someone in the street it’s a little gray as it didn’t happen in the home, but judges are rarely sympathetic to murders). Now if he was drunk and hit someone with his car and was convicted that way, might not go in your favor depending on how the judge feels that day. Personally, I’d send a letter once convicted of a real crime (not the medicine one as mentioned, but a real crime) to the property trying to terminate the lease to what seems like bad tenants.
