@Travis Daggett you pull an absentee list every month on same area? Maybe change up the type of mailer your sending out month to month. Compile a list of some of the more pissed off homeowners to reference.

Welcome to BP Jo. I can believe your head is spinning with all there is to do in REI. I would highly suggest networking with other investors to see what's working for them. See what you can do to help them out and you will learn more.

Screen your tenants best you can before they move in, but nothing is full proof. Things are going to happen, you just have to learn from it and move on.

Also, just do something everyday to move yourself forward.
