Hi @Greg Gordon I would say someone that has great references. A detailed monthly statement that you can understand. No issues to small or big that they can't handle. Just a few things that come to mind.

I'm sure more investors can add a ton of other things as well.

@Sam Hodgett with out you seeing the property hard to really say what your facing with repairs, pictures can be deceiving sometimes. With rough numbers though I would say you need to be around the 70K or so.

Thanks for sharing @Michael Quarles . Its pretty amazing how worked up some people will get over a simple mail piece. I haven't had anybody swearing at me, but have had people go on about what a bad person I'am for preying on homeowners. I did have a lady that never contacted but did have the state attorney general's office contact me. On the other hand I've had people that were very nice in saying they have no interest in selling their house.

Thanks @Michael Quarles , what a fantastic point you've made. I've always thought about this with GMC and Chevy trucks. They are the same thing just a different front end, both made by GM, some people just prefer a different look.

I agree having one great PM is better than having two good ones. Do let me know how things go though.

@Latesha W. welcome to BP. I would do some searching around the site, learning as much as you can with what interest you. Network with other BP members, attend some local meetups or mnriea meetings, you can meet lots of other investors there.
