@Tim Kindem have you thought about being your own PM?

Contact @JohnStiles with Urban Enterprises

Great PM's are hard to find.

Best of luck to you!!

@Josh Adamo Is the house sitting empty? What are you looking to do with the house? Have you looked at the house yet? 65K might be to high.

If nothing else I would defiantly say in touch with them, they might come around as time goes by and you will be there.

I work a full time job and it can be very hard to answer every call live. By not answering the calls live though, you will get more hang ups from people that don't care to leave a message, and they might not call back. I have found an assistant to answer and return missed calls faster than what I can. Yes, most people still don't want to talk to someone that's not in charge, but at least I can try to get basic info from the lead. Also, training your VA and talking to them to make sure they understand what information you need. Follow up with them to make sure they are still on track. A good VA could save you sometime.

I have to agree with @Tiger M. you have to try to relax.  Having a connection with @Tiger M.  who's actually out there in Vegas should be of tremendous help to you.

That's interesting @Lamar Cannon , I thought to that the USPS would not go for that type of addressing either, thanks for pointing that out.
