taxes are a huge issue in chicago - D properties usually have lower taxes so the tax abatement you get from section 8 will help you less ???? i had a property in back of the yards where my taxes were $800. i had a CHA tenant but never even applied for abatement because it would’ve been like $200.

i’m looking to place one in a B neighborhood now where i’d save thousands

I have used united granite

they are in willow brook- more south west burbs but i’m sure he would travel.

my guy is Oswaldo- DM me for contact

you gotta go to the warehouse to pic out your stone and he doesn’t do demo

he charges $200 to provide the sink which is a deal i highly recommend

Hi all,

curious what price you list your rental if you are targeting section 8. say fair market rent is $2000 do you list for rent at $1800 to accommodate the utility allowance or do you list at $2000 and understand that the voucher will be lower

let me know what you think!

thanks
