@Ryan Hoer - Have you ever thought of purchasing a nice single family home for you and your family to live in? One that either has a carriage house in the back (or one that allows you to put one in)? Then you could live in the large house while AirBnbing the back house. 

That way you and your family can enjoy the large house while the AirBnb helps pay down the mortgage.

@Bryan Henry - I am house hacking a duplex in June 2017 that is treating me very nicely. I'm happy to share my numbers, though they are a bit inflated. The reason is that I only put 3.5% down (crazy Cash on Cash) and I am AirBnbing out my bedroom (I made a pseudo bedroom out of my living room). 

I highly recommend checking out any of @Charles Roberts classes at Your Castle Real Estate. He's the real deal! Also, @Chris Lopez puts on an awesome podcast alongside Charles which focuses solely on Denver Real estate investing. It's awesome stuff!

@Austin Allan - Congrats on getting your license! 

There are two different types of networking. Going to those big events (i.e. meetups) where you can talk to 5-6 different people in an hour. These are great for getting a feel for people and seeing if there's anyway you can help each other out. 

The other type of networking, which I find to be more effective is meeting with people one-on-one. If there is someone you meet at one of these larger events, I would suggest that you ask them out to grab coffee, lunch, or a drink to talk a little further and deepen the relationship. 

You also have a huge network of people here in Denver on BiggerPockets. Reach out to a few via the messaging platform and ask them to coffee. Most people are more than happy to meet and give you any advice or at the very least chat real estate.

@Justin K. - Thanks for asking these questions! We appreciate you going through and reading. Answers are below:

Section 13(G): The first line says "To the maximum extent permitted by Law" so if the tenant needs marijuana for medical reasons, it would be permitted. Secondly, marijuana is still illegal on a federal level so this covers the landlord in that regard. Thirdly, just because it is legal, does not mean the landlord has to allow it. It's similar to smoking cigarettes. Smoking is 100% legal, however landlord can make it so smoking is not allowed in the property. 

Section 13(H): Ice Melt and Salt eat away or erodes whatever it is placed on and causes damages to the property. That is why many cities/towns no longer use only salt when clearing the roads of snow. They use a special mix or sand. Both of which would be okay in this scenario. 

Section 20:  This is a legal document, not an advertising document. Depending on the situation, the landlord may or may not want to retain the tenant. This just makes sure the tenant NEEDS to be out by 11:59pm on the move out date. Or else there will be an eviction or if the landlord wishes to accept rent, the lease will survive another month on a month-to-month basis. 

Section 24 (O): We like to err on the side of caution here. While the "Smoke" from a vaporizer may not damage the property, there have been quite a few incidents where those things blow up in people's faces. While we do not wish that upon anyone, and we certainly do not want any of our users liable for that. We like to heir on the side of caution when it comes to these things. We think it's more beneficial for our users (the landlord) to have the tenants smoke outside rather than in the apartment.

@Ryan Cole - You can print these forms out and there are blanks. You just fill in the amount when going over the forms with your prospective tenants.

@Michelle Zarlengo - It all depends on what you want out of your rental. If you want the highest possible return from this property, then put it up on AirBnb yourself. This is going to be A LOT more work and there will be a learning curve learning how to run an AirBnb long distance. 

If you want to achieve market rents (or maybe a little more) with less work, then doing this makes sense. This guy is likely running a business (do your due diligence) and if there is one landlord he ticks off by not paying rent or not being an ideal tenant, his business is gone. 

With these kind of rentals, your property gets cleaned at least once a week and there's really no time for much damage to be done. 

This is certainly a new concept and it makes a lot of sense. The property owners are happy because they get their rent every month with little to no work and essentially free property management. The short term rental business is happy because they get to put in the work to make some additional income on a monthly basis.

@Justin K. - Thank you for going through all of that effort to purchase! And thank you doubly for the feedback! 

We are still in the beginning stages of launching these forms. In the very near future, there will be a place to access these forms from the dashboard as well as along the navigational bar. You should have also received an email and a private message with a link to the forms. 

We do not have a policy quite yet for what will happen when these are updated next year. We will be sure to let everyone know once this is in place.
