I appreciate the input.
The brokerage that I plan to work with in the immediate future has a good mentoring/education based approach to new licensees. I have contact info for offices that I can simply hang my license at, but I think that foregoing some of the independence that comes with those arrangements is worth committing to a big box broker for the time being.

When my wife and I rented, we appreciated houses/apartments that trusted us to have our dogs.
As a future landlord, I would like to extend this to my tenants.
However, I do intend to charge a premium for this privilege. I do want to be fair though.
- How are you handling pet fees in your rental properties?
- Are you charging a one time/annual/monthly fee? How much?
- Are you increasing the deposit? How much?
- How are you screening the pets? What rules do you have included in the rental agreement?
- Is there anything that I am not thinking about?
I will be checking with my insurance company before finalizing the lease agreement to make sure I am in compliance with their rules.

My wife and I are fast approaching the purchase of our first buy/hold and I am in the market for property management software.
Free is always good, but I am willing to pay for something of quality.
Not sure if asking this is against the forum rules, but do you have any suggestions on various property management software that you have had success with?
I am looking for a product that will allow me to manage the:
- Marketing process
- Application process
- Screening process
- Collection of monies
- Distribute any necessary correspondence between myself and the tenant
There may not be a product that can do this. Ultimately, I would like to automate the system as best as possible and keep the amount of paper on my desk to a minimum.
Any/all suggestions are welcome.
