What are some good resources for finding short sales? In the short-term online would be best, in the long term what professionals should I network with?

I am in the process of working through a short sale transaction.

My real estate agent, who I have come to know pretty well, asked me to call the county and city assessors office to verify whether there are any "special assessments" on the property. When I called the assessors office, they women thought this question was unusual and said that my agent should be doing a title search in order to collect this type of property information.

I called my agent back, explained things and he then said he would do a title search. 

I don't mind at all doing the leg work, but I would like to know if this is a typical request on behalf of the agent. 

What is your experience?

I have been systematically driving for dollars and have collected a significant list.

Two things:

I can go online to the county assessors office to collect the owner's name, mailing address, etc. Do you think that this is a productive use of my time?

OR

I use a generic salutation, run the leads through a series of mailer campaigns and discard the leads that do not produce results. If you think this is a better use of my time, what salutation do you suggest that I use keeping in mind that I have no idea who the owners are?

What title or introduction would you suggest I use for corporate owned properties?

Example: property is owned by ABC corp, with no management personnel contact information provided.

What salutation have you had success with?

Dear business owner, Dear managing principal, Dear management team?

I am trying to stay away from buying properties with carpeting.

Does that make sense?

I will take it into account if the deal is good, but my mind set is that carpet will cost me money every time the unit is turned over.

I figure wood floors/laminate will be easier to manage in the long run.

Thoughts?
