  • Negotiating the purchase price.
  • Becoming familiar with septic systems. I have seen a significant amount of them in my current area of focus.

Looking at a property that has a septic system.

Is this something that I want to stay away from?

Or, as long as the inspection checks out, is it something that is easily managed and won't cause a lot of headache in the future?

I keep on hearing the phrase "under contract" on podcast, BP community posts, real estate books, etc.

Most of the time it is used in convos focused on wholesaling, but I have heard/read it in discussions about other real estate transactions.

What does "under contract" mean?
