I have never tried that myself, but I would recommend seeing if you can find any active investors in that area on this website.  If you do, you can try to work out some kind of profit sharing agreement.

Past Week Accomplishments:

Direct Mail - Weekly batch of 250 letters sent.

Online Marketing - Two blog posts written and two posted. I have been kind of falling behind on this due to all the other stuff going on. I already have a few ideas for posts for this week, so hopefully I can catch up.

Networking - Nothing to report

4509 Falkirk Bay – I’ve been referring to our upcoming project as the “Oxnard property,” partially due to my paranoia about someone coming behind us and stealing it from us. With escrow set to close this Thursday, I am sure it is safe to start sharing the address now. For anyone interested, the address is 4509 falkrik bay, Oxnard CA 93035. We went to sign the loan docs last week and everything is in line to close by the end of the week. Actually, the tenant is still occupying the property and is supposed to be out by Wednesday, so hopefully that does not hold us up.

Goals for this week:

Direct Mail - Send out weekly batch of 250 letters.

Online marketing - Write and post 3 blog posts. I also want to start making and using videos as part of our marketing strategy. I took a short online course yesterday and today and will be going to buy a couple of items we need for making the videos.

Networking – There is a Ventura County REIA meetup and also a new meetup for small business owners. Unfortunately, they are both on the same night this month. I emailed the organizer of the small business meetup and let her know the Ventura County REIA meets every second Thursday and she said that she will look into changing the dates for future meetups. Not sure which one we will be going to this week.

Lessons Learned:

As I said earlier, hopefully we will be closing on Falkirk without a hitch by the end of this week. Once we get started with that, I should have more interesting content to share. We will keep our fingers crossed and we look forward to getting started.

This is actually the post that was supposed to be for last week. Apprarently, it didn't get posted, but luckily the draft was still saved when I got to this screen.

Direct Mail - Weekly batch of 250 letters sent. I thought we were only going to do 147 to make it easier to keep track of our weekly mailings, but my wife found a way to do the 250 and still keep us on schedule.

Online Marketing - Two blog posts written and two posted. I actually have two more that I started but weren't able to finish, so I will be completing those this week.

Networking - Attended another Ventura County REIA meeting. Wasn't going to go to this one, as it's usually the same people that attend the main REIA for our county. After reading a comment by Aaron Mazzrillo in a recent forum post about how he attended every REIA in Southern California for years on-end, I decided that I probably should go. My wife also mentioned that you never know who will show up to any given meeting, so it is probably a good idea to attend all of them even if it is the same people 90% of the time.

Writing Offers - Submitted two offers last week to sellers that recently called us (actually left a voicemail for one of them asking to call us back). Although two measly offers is really nothing to be proud of, at least it ends our drought of several months not writing any offers and should be a step in the right direction. More on writing offers in the "Lessons Learned" section below.

Networking - Nothing to report

We started a rough draft of our Scope of Work (SOW) months ago after we first walked through the property. Now that we are set to close next week, we have been going through it to "finalize" materials we want to use and adding anything we missed. Once we close, we realize that every day that goes by is money out of our pocket, so we want to have as much ready to go as possible. My wife sent our draft to the investor we are partnering with for any feedback he might have.

Lessons Learned:

I have written in the past about how we need to get better at answering/returning phone calls and writing more offers. We developed a system for keeping track of who answered what phone call and determining calls that we missed so that we can retrieve the number from our call log and then call the lead back. However, we were not always returning the phone calls in a "timely" manner. I read recently in a blog post where the author wrote that if you are not able to answer the phone or get back to the caller quickly, they will probably be moving on to the next investor. Since my wife and I both work other jobs, it is not always possible for us to answer the phone. We are now putting a strong emphasis on returning missed phone calls within 24 hours, with sooner being better.

As far as writing offers are concerned, we have a tentative plan for viewing MLS properties and writing offers. My wife has only been with her broker for a couple of months and we wanted to get a feel for how much time would need to be dedicated for doing "broker work" and how much time could be used looking at properties for our investment side. Our next step is to get our automatic searches set up correctly so that the right properties are coming to our inbox on regular basis so that we can jump on the ones with potential as soon as they hit the market.

I bought the Commando Lead system that cost about $50 when I bought it. It appears there are several different options that he offers now, so I’m not sure which one it is that I have. The one that I bought is basically a “SEO 101” course with different video modules on how to do on-page and off-page SEO. Since I built and update our website myself, I must say that the information on using WordPress was very helpful. My only concern would be that being several years old, some of the information might be outdated. For example, from what I can tell, the information he presents on obtaining backlinks looks like it is actually frowned upon by google now and can do more harm than good. I am by no means an expert, but that is what I can gather from reading information about that topic from other sources. But if you have no knowledge about building a website or SEO at all, I think it’s well worth the $50 (if that’s what it still costs).

We mail out letters to an absentee owner list and to an inherited properties list.  We are planning a 6 touch campaign (we are starting our second touch for absentee owners and third for inherited), and I think one or two of the touches might be postcards in the future, but as of now, we have only sent letters.

Past Week Accomplishments:

Direct Mail – 147 letters on track to be mailed out this week. We are under the 250 we normally do because we reached the end of our list for our first touch and wanted to keep using the same names on a weekly basis for our next touch.

Online Marketing – Two blog posts written and two posted. I also wanted to use some of our weekly budget that we did not use on the direct mail for either a Google AdWords campaign or a Facebook Ad campaign, but it looks like it may be a waste of money unless you know exactly what you are doing to set up those campaigns.

Networking – Nothing to report.

Networking – There is another REIA meeting this week, but it's usually all the same people that attend the main REIA meetup in our county, so not sure if we will be attending this one. Although if there's not much going on, we may end up going anyway.

Lessons Learned:

We haven't written a single offer in ages. I wrote a few weeks back that one of my priorities is to start writing more offers.We are not doing direct mail on a large enough scale to be able to regularly write offers based solely on that, so we need to find other ways to do so. The most obvious choice is the MLS, so we need to find a way between our differing schedules to view properties and start submitting offers.

Post: How often to follow up with cold leads

We are in the process of developing our systems and becoming more efficient with following up with callers. Our plan is to follow up with every caller, even if they are a cold lead. How often should you be following up with cold leads? I'm assuming every week is too often, but not sure if it should be done monthly or even less frequently than that. Any advice from the experienced investors out there would be appreciated.

Welcome to bigger pockets. I live in Oxnard, but my wife's sister lives in Santa Clarita. Too hot there for me. ;)

We are getting a FHA loan for a property we are closing on next month. I can give you the POC info for our lender, if you would like, but I thought most (if not all) banks offer FHA loans.

From our experience, the things you need to consider when getting a FHA loan are that a FHA appraisal sticks with the property for 6 months, they only loan up to a certain amount (believe it's somewhere between 600-700K), it has to be owner occupied, and they can come after you for a certain number of months' worth of interest if you sell the property before a certain time period. Again, I can refer you to our lender if you have more questions or need more clarification.
