@Sunny Karen Hello! I am an investor and real estate broker here in Tulsa specializing in investment property. I don't know if you have someone helping you already but my input would be there isn't much of an appreciation or cash flow play on either of these properties. If I was going to suggest purchasing new construction where I know its unlikely you will cash flow then I would be looking for long term appreciation and I would suggest that in some other locations we could discuss if you are interested. @Roger Le Not sure if you have done this already but I would make sure your HOA doesn't have restrictions on shorter term rentals. I know a lot of them here don't allow less than 6 months, good luck!

@Nate Sanow great info! Yes I agree, no sign of crash but I also think Oklahoma as a whole doesn't face the same volatile ups and downs as other markets. Which makes it such a smart and stable place to invest!
I agree with sellers lacking motivation to sell at this point. Inventory is still down, previously they wanted to sell to take advantage of the crazy seller's market but they still had the lower interest rates at that point. Now we are dealing with higher rates and still low inventory and longer days on market. Motivation is gone!

Investment Info:
Single-family residence fix & flip investment.
Purchase price: $210,000
Cash invested: $210,000
Helped a local investor purchase a single family home that was listed at $295,000 and we got it for 85k less with a cash, quick close, and no inspections. Buyer thinks he will flip the property or possibly rent out, he is still deciding. The house is dated and will need a good amount of cosmetic updates but the ARV is around $350k so a lot of room to do whatever he likes!
What made you interested in investing in this type of deal?
Property had been sitting so we knew there was a level of motivation there and a deal to be made.
How did you find this deal and how did you negotiate it?
MLS, used cash, quick close, no inspections.
How did you finance this deal?

How did you add value to the deal?
Will do cosmetic updates
