I focus mainly on military towns. Been looking at norfolk VA and Virginia Beach, as well as northern Las Vegas, and Jacksonville FL.

I currently live in an EU country and my brother-in-law and I have researched and discussed property in various countries over the years.  Each EU country has different laws regarding bank accounts, purchasing property, etc.

One thing to consider:  Europe is facing a demographic crisis.  Populations are collapsing in many countries, and the average age is rising with yourh unemployment at Depression-era levels for youth in places like Greece and Spain.

If buying in a popular vacation destination you should be good.  Capital city?  Probably good as well.  Otherwise, many places will be facing a housing glut in coming years as there are more units than people.

I would not go for a buy-and-hold for residential property in Europe outside of a vacation spot where tourists will drive the econony despite shrinking and greying local populations ...

BP friends,

I own a single property i have been renting out for years, but living overseas has made it difficult to expand my RE portfolio. Looking broadly and thinking of ways to leverage about $30k. I am somewhat conservative in my investing style but willing to go low LTV if the deal is right.

Any thoughts for a relative newbie needing to do something site unseen?

Long time BP reader/podcast listener.

I live overseas and do not have the time or ability to actively engage in investing or even look at properties. I am not in the military, but favor locations near military bases. I have a reasonable pot of cash to begin expanding my portfolio from the single property i currently own, and am hoping to hear from others who have bought properties using turnkey operators (such as roofstock, etc) to build their portfolio. Ideally i would hope to utilize BRRR to build on my first purchase. Hoping to get thoughts, advice, and ideas.
