@Chris Cogan I have not seen any lenders care when the primary heat source are mini splits.

@Aman Shahi like Wayne mentioned, each town/city has their own zoning ordinance. I would suggest looking through the zoning ordinance for a smaller municipality to get familiar with what one looks like. Don't start with a city like LA, it will be hundreds of pages long and super complicated. A basic place to start is by looking at the Table of Uses and Table of Dimensional Regulations. These will tell you what you can do where and how exactly you can do it. Good luck!

Is Texas an Attorney state or a Title state? You'll have to engage a third party to handle the closing. That third party (either an attorney of title company) should be able to hold your hand and guide you through what they need to ensure a clean transfer of title.

Word of mouth is usually the best way in my opinion. Go to your local meetup and get names of contractors others have used and had success with.
