Don't go to Lowe's or Home Depot. It will take months. Check other local countertop vendors. Ask those vendors if they have any "countertop remnants". These are pieces that they have at their shop that were cut off's from other projects. If you can find one that fits the kitchen, these are less expensive and since they have it right there, they might be able to squeeze you in sooner for a measurement and install.

@Dan Weber correction - I know you get the rebate, I think the entire program is federally funded. Either way, check it out! They offer financing as well.

@Codey Fabian have you considered going with just heat pumps everywhere? If you get them sized correctly with enough BTU’s, there’s no reason why they couldn’t solely beat the entire space. I’d suggest getting a head in each bedroom. They do heat and A/C, which is great. Also, they run on electricity which is the easiest utility cost to pass along to the tenant. If anyone tells you that Maine is too cold for them, don’t listen to them. You also get rebates for the install through a program called Efficiency Maine which is funded by a Federal Grant (I think?). Go check out their website and you can read all about it.

Just a friendly reminder that our meetup this month is tomorrow evening at Bunker Brewing. It should be a bit warmer tomorrow so I plan on asking Bunker to set up some fire lamps outside as well so that anyone who is more comfortable being outside can hang out there by the fire. I've stayed in a number of AirBnb's that have had keypad entries and had sent me check in/check out instructions ahead of time and I never met anyone managing the property. So I am envisioning trying to run a motel in a similar fashion. I live in an area with plenty of cleaners for vacation rentals. So, assuming that the cleaning systems were all set, there were clear check in and check out instructions, keyless keypad locks were installed, the only issue left would be to have boots on the ground in the area to tend to any potential onsite customer problems. From my limited research, there seems to be plenty of newer technology that could allow you to make the transition to managing remotely. I'd love to hear more about what problems people see with this!

@Jerryian Francois firstly, read up on the eviction laws in your state. Most states have an eviction process that starts with delivering the first eviction notice by mail, postmarked. This way, there is legal evidence that you have begun the eviction process. Also, I would try to educate the tenants of the repercussions of eviction. It is extremely difficult to find a rental if you've been evicted because this will appear to any future landlords when they run a background check. If all else fails, you could try the "cash for keys" method where you offer them some money and help finding new housing to get them out.
