@David Collins I have seen the property you are analyzing. I would avoid this one at all costs. It has some of the worst structural issues that I have ever seen. I wouldn't pay a fraction of what they are asking for, even for just the land.

Hi Everyone,
Happy Thanksgiving! We had a great turnout this month at Après - thanks to everyone that came out. Our next meetup will be on Wednesday 12/14, beginning at 5:30pm. We're going to switch it up and have the meetup at a BRRRR project of one of our regular attendees. @Brandon Hall has been gracious enough to host us at his two family property at 69 B Street, South Portland. Brandon bought this property on 10/31 and it will be mid construction for our meetup, which will be fun for everyone to see. I will provide food but please bring your own beverages.
There is plenty of street parking in the area. Please reach out if you have any questions.
Cheers, Dan

@Anya Malenotti there's a good podcast called "The Italian Real Estate Podcast" that is hosted by an Italian attorney and a podcaster. Very informative for real estate info specific to Italy. DM if you can't find it and need more details.

Hey All,
We are going to head to Après this month at 148 Anderson Street in Portland for our meetup. They have a great selection of drinks and also have food. We had a great turnout in September and I'm looking forward to catching up with everyone again in October.
Cheers, Dan

@Tammy Frizzell give @David Lichten a try, he's a great, local hard money lender that does plenty of business in the area.

Hey All,
We are going to switch it up this month and head to Austin Street Brewery at 115 Fox St (downtown location). We had a great turnout in August and I'd love to see you all again in September. We will be meeting on Wednesday, September 14th at 5:30pm. Please go to the Fox Street location and not the location in outer Portland.
If anyone has a project, flip, rental or just a cool home that they'd like to host our meetup at in the coming months, feel free to reach out to me and I can arrange it.
I'm looking forward to seeing everyone!
Cheers! Dan

Quote from @Kenneth Nale:
New member here from NJ. My wife and I have talked about purchasing rental properties for a few years now and are getting serious about it now. Came across this forum while doing some initial research.
Right now we are looking into purchasing lake front property on a lake in Maine that we have been vacationing to for the past few years. The area is in close proximity to some tourists hotspots. Our goal is to build a cabin on site and use it not only as our vacation home, but also rent it out when we are not there. I’m currently reading through the many vacation rental posts on here but if anyone else can point me towards some info that’s more geared towards our goals, that would be great.
Looking forward to diving into this process.
In addition to the STR posts on here, I'd also head to the BP bookstore and grab a copy of the book "Short Term Rental, Long Term Wealth". It's pretty comprehensive with everything you need to know about STR, which could be helpful if you're looking to buy on a lake here in ME.

@David Jensen keep reading the books and listening to the podcast, getting that education is key. I would also suggest talking to a mortgage broker to figure out what your financing situation will look like so that you can set a goal (i.e. I need $XX amount of money to buy a house, so it is my goal to save that in 6 months). I'd also suggest coming to the monthly meetup that I host here in Portland. It helps to network with others in the area that are already doing it. Here is the info on that: https://www.biggerpockets.com/...
